Preventive contractor care

Scheduled home maintenance, documented risk checks, and small-task discipline before the expensive call.

The Problem

Most expensive home repairs start as ignored maintenance.

Busy homeowners rarely inspect the same exterior details, moisture points, drainage issues, and aging hardware on a reliable schedule. Property Armor turns home care into a repeatable contractor-led system.

  • Deferred maintenance compounds.Small issues with water, trim, fasteners, caulk, flashing, gutters, and exterior details can become expensive when nobody owns the inspection rhythm.
  • Hidden risk builds quietly.Moisture, storms, clogged drainage, loose hardware, and aging exterior details create damage long before the homeowner notices the symptom.
  • Emergency repair is a bad operating model.Planned maintenance is usually cheaper, calmer, and easier to schedule than reacting after something fails.

The Assessment

The assessment looks for risk where homes usually lose money.

Property Armor is built around inspection discipline: find the weak points, document the priority, separate minor maintenance from quoted repair work, and keep the homeowner out of panic-mode decisions.

Zone 01

Water movement

Gutters, downspouts, splash patterns, drainage direction, and visible moisture paths that can create expensive damage if ignored.

Zone 02

Exterior envelope

Siding, trim, caulk lines, flashing clues, exterior penetrations, and weathered details that need scheduled home maintenance.

Zone 03

Decks and entries

Loose hardware, rail movement, fastener issues, step wear, door transitions, and other small items that can become safety or repair problems.

Zone 04

Interior symptoms

Drywall marks, stains, fixture wear, door movement, visible cracks, and other signs that help connect inside symptoms to outside causes.

Zone 05

Deferred task backlog

Small maintenance items are grouped and prioritized so they stop living in the homeowner's head or waiting for a free weekend.

Zone 06

Future repair planning

Larger repair candidates are separated from membership labor so they can be scoped, quoted, and scheduled with clean expectations.

FAQ

Straight answers.

Clear answers for homeowners, realtors, and property managers considering a home maintenance service.

Is Property Armor a home warranty?

No. Property Armor is preventive contractor care. It is not a home warranty, insurance product, emergency repair coverage, or unlimited repair plan.

What is included in the Home Protection Assessment?

The assessment includes an exterior and interior visual review, a maintenance-risk checklist, a small-repair priority list, and a recommended protection plan.

Are materials included?

No. Plan labor time is defined by the membership level. Materials, specialty parts, fixtures, and larger repair materials are billed separately.

What counts as a larger repair?

Larger repairs include work that exceeds the scheduled visit time, requires specialty trade work, needs permit-level review, involves structural concerns, or should be quoted as its own project.

Do you handle emergency calls?

Property Armor is built around planned maintenance and risk reduction. Emergency response is not guaranteed and urgent repairs may need to be handled or coordinated separately.

Which areas do you serve?

Property Armor is currently serving La Porte County and Porter County, with founding Property Armor homes accepted during the soft launch.

Can realtors refer clients?

Yes. Realtors can refer buyers, sellers, and past clients who need a practical maintenance plan, listing preparation support, or post-purchase contractor guidance.

Which plan is right for my home?

Most homeowners should start with the Home Protection Assessment. Total Defense is the default fit for many homes, while Essential is a minimum-protection option and Premier or Estate may fit larger, older, or higher-risk properties.

How does billing work, and can I cancel?

Memberships are billed monthly with no long-term lock-in. Visits are scheduled quarterly (or monthly on Estate Defense). You can cancel per the terms in your membership service agreement — no membership starts until that agreement is signed and your first payment is authorized.

Who does the work — is it the same insured contractor each time?

Property Armor is contractor-led. Your visits are handled by a licensed and insured Indiana contractor — not a rotating crew or a call center. You get real field judgment and documentation after every visit.

How long does the assessment take, and how soon can you come out?

A Home Protection Assessment is a focused visual review of your home, inside and out. Timing depends on the season and your county — submit the form or call and we'll tell you honestly what's realistic.

What happens to my plan if I sell my home?

Memberships are tied to the home and the homeowner. If you sell or move, contact us and we'll cancel or help transition the plan — the details are covered in your membership agreement.

Are you licensed and insured?

Yes. Property Armor is a licensed and insured Indiana contractor serving La Porte County and Porter County.
